Extenuating Circumstances Policy
Cancellation Policy
If Cancellation notice is received more than forty five days (46+) prior to the check-in date, a cancellation fee equal to 10% of the Reservation Grand Total will be forfeited and the balance will be refunded. If Cancellation notice is received within 45 days (0-45) of the check-in date, the full booking amount of rent and taxes will be forfeited.  The Security Deposit and any pre-collected cleaning fees will be refunded. As courtesy to our Guest, if Agent is able to rebook any portion of the canceled reservation, Guest will be refunded to the extent that Agent is able to re-book the Property.  Refunds will be issued within 7 days from receipt of written cancellation to the payment method used in the initial deposit. Credit card fees and travel insurance are 100% non-refundable

This upscale, luxurious third floor villa, (located on the exclusive West-facing end-cap of the coveted Beach Tower), is only steps away from the soft sand and crystal clear lagoon.

The Villa:

Originally featured as a building model, this beautifully appointed 2BR/2BA third floor villa offers 1575 sq ft of modern and comfortable living space, which includes a 260 sq ft lanai. Enjoy a floor plan that offers ultimate privacy, whether spent with family or friends. The master bedroom offers a California King sized bed and the guest bedroom offers two twin beds or a converted king bed upon request. Both bedrooms are tastefully appointed and offer sliding doors that directly access the expansive lanai and beach and ocean views. The two spacious spa-like bathrooms are beautifully tiled and feature custom woodwork. The living room also has a queen sleeper sofa for additional guests. Top of the line stainless steel appliances adorn the Roy Yamaguchi designed chefs kitchen, which is fully stocked with cookware, bakeware, small appliances, dinnerware, storage containers and utensils to prepare snacks for the beach or full gourmet meals. There are also TVs in every room and free wi-fi. The spacious living room is adjacent to the dining area and includes a sitting area and small alcove desk. This central room also boasts wall to ceiling glass sliding doors which disappear so you can truly enjoy the expansive lanai and experience indoor/outdoor Hawaiian living at its finest. Situated on the third floor, guests of the unit enjoy privacy and security, as well as a beach and lagoon vantage point framed by well-placed palm trees - allowing for an inspiring, color-drenched view. Beach toys, chairs, towels, and a cooler all provided. Mid-stay housekeeping also available at request.

The Resort:

Stroll through the lush, tropical grounds featuring beautifully stocked koi ponds and streams. Work out in the private fitness center (with sauna) or swim laps in the heated infinity lap pool. You can also just relax in the lagoon style pool or

MAINTENANCE ADVISORY
LAP POOL CLOSURE
START DATE: MONDAY, SEPTEMBER 16, 2019
END DATE: FRIDAY, DEC 20, 2019
WORK HOURS: 7:30 AM TO 5:30 PM
WORK DAYS: MONDAY through SATURDAY

Lap Pool closure to repair the substrate deficiencies and resulting delaminating tiles. Project
will involve demolition of the lap pool tile bed and underlying mortar, and replace with new.
Every effort will be made to keep noise to a minimum and our goal is to complete the project
before Christmas. Actual demolition starts Sep 25.

Mahalo for understanding that the health, safety, and longevity of this recreational facility
and its users are our top priority as we work as quickly as possible to complete this much
needed repair.
