Location, location, location. This place is perfectly situated in Kailua-Kona within walking distance to dozens of shops and more than enough restaurants. If you're looking for a full tourist experience in Kona, this place is an excellent home base for a couple. There is no A/C which is fine, but in order to keep the place cool and to enjoy the ocean breeze you must keep the sliding glass doors open and ideally the front door too (the screen door has a lock). The breeze is amazing and listening to the waves is great. The only drawback is that it is LOUD. You're located directly above a relatively busy street that has cars, cruising motorcycles, and tons of pedestrians walking at most hours of the day. The noise between the waves, the wind, and all of the road noise down below and occasionally some people walking that have had many drinks, it can get loud and occasionally disrupt a light sleepers. That said, we'd stay here again.

We really had a great time with in this condo

We really had a great time with in this condo. We were 2 adults and 2 young kids so this condo was on the smaller side for us but considering it’s great location and views it made up for lack enough space. This condo has lot of basic amenities such as utensils, beach towels, beach toys, cooler and even a binocular which made our stay more convenient. We also spotted school of 15-20 dolphins jumping and playing in the bay in front which was easy to observe with binoculars. Overall great condo for small family.

Great location, price was great. Only downfall is the no A/C. Had to run 4 fans to keep from sweat dehydration. Was noisy at times on the balcony because of bikers, cars, and people being loud. But overall great stay and definitely would recommend.

Breathtaking panoramic ocean-view balcony

The best part: The balcony! Beautiful ocean-view with blue-greenish waves, lush lawn, red and green tropical trees and black lava rocks. We enjoyed the view and did family actives every morning until noon. Pro: 1) located at the center of Kailua-Kona, surrounded with good restaurants, basically just next door. The Gecko Grilz shaved ice at corner was not only yummy, but pretty. There was a traditional Hawaiian food restaurant Kanaka Kava. Very traditional! Good experience even though my kids said the Hawaii drink and the Fuji drink were too bite for them. 2) very clean and high quality furniture. 3) there were 1 beach umbrella, 2 beach chairs and 2 coolers. 4) washer and dryer were really useful every day. 5) feel safe. 6) The management was professional and very helpful! Quick response. Thank you very much! Con: 1) The wave was loud and 24/7 because I'm used to quite environment. It's kind of ok during day. However, the wave waked me and one kid up who slept on the sofa bed in living room every night. However, the bedroom was much quitter. If only 2 people, you are fine. Some reviews mentioned about street noise. It's true that the street on Good Friday night got really excited with bands and auto traffics. However, Saturday and Easter Sunday were not bad at all. And weekdays were pretty quite. 2) No AC. Not for the reason of heat which was ok, but for the noise from wave. We had to keep balcony sliding door open since no AC. I did try to close the sliding door to block the wave sound for one night. However, my young kid got miliaria later. 🙁 Suggestion: 1) install a AC. It would be a great plus. I don't mind to pay for additional AC fee (usually around $15/night) like a lot of other Hawaii rental do to get quite sleep. 2) better quality of forks and spoons. 3) The google map of the address directed to the front of condo on Alii Dr without the auto entry. Was very confused. The auto entrance was on the back street Kuakini Hwy. I should read the long direct instruction from Vrbo. Overall: The beautiful view definitely outshined the wave noise. It's unforgettable experience! Highly recommend it!

We really enjoyed the location of this condo which had everything we needed for our stay. The room setup seemed a bit quirky but still worked fine for us. The only issue we had with the place was the seemingly high management fees for the booking but as our original place had been cancelled we didnt have much choice. We would definately stay in this place again!

Hear the waves crashing from the lanai

Overall, I thought the place was great. The kitchen had all we needed for making our breakfast and lunches. They give you a complimentary bag of Kona coffee. The beds were comfy (though pillows were a little thick for my taste). There was not a lot of breeze from the ocean surprisingly, so my husband was a bit warm. There were plenty of fans to place throughout the house so, I never thought it was unbearable. My husband would say he was too warm. The noise from the waves drowned out the noise from the restaurants or homeless walking by the main road in front, and the waves were too loud for him so he shut the sliders at night! It's run by a commercial entity, so not any of the little things you might expect from a VRBO - no cleaning wipes or disinfectant spray, or condiments left from previous stays (no mustard, PAM, ketchup etc). There are tiny ants by the kitchen sink non-stop (which is expected in Hawaii), so you have to wipe up your crumbs constantly. And bring your own chip clips (or buy them), as there arent any there. Location was great as you could walk to all the shops and restaurants in Kona, and the farmers market was a block away (though really small probably due to COVID era). A lot of the shops looked like they had been shuttered, likely due to COVID, which is sad. The cruise ships just started back up, and a big one was there for 2 days during our stay, but we didnt really notice it being too busy. The sunday night we were there, all the restaurants had 1 hour wait (no cruise ship), so not sure what was going on then, but be prepared and make reservations on the weekend if you really want to go to a specific place to eat. You can walk to 2 small sand beaches, both about 0.5 miles - one in front of the Marriott, the other to the south. But the Big Island does not have very many "sandy" beaches like the other islands. We went in December, and it was warm and humid and not too crowded. Water temp was 79, which is cold for me We arrived late at night to the apt, so it was a bit confusing on how to get in the place since we didnt know where to park. The gate at the bottom closes at 10pm, so you have to get the key at the lockbox and take any items up the elevator. Walk back to where you park on the second level of parking (we assumed it was the parking spot with the unit #), unlock the door to the stairs and walk up the half flight to the third floor. It was a bit too confusing as we were tired and had a long flight!

Location, location, location

In the heart of Kailua Kona, walking distance to most daily activities and within 14 miles of sea turtle beaches, ATV excursion and Whale watching excursion. This unit is comfortable, well equipped, great view and comfortable furniture. We've stayed in other units in this condo and 304 has an odd remodel where the washer and dryer are in the bedroom, the master bath was made smaller to add the closet taken by the washer and dryer, the hall bath was made larger but usable space (counter and closet) was reduced. The living room was oddly separated by an arched wall for a "room" that has 2 chairs. Which is odd because it cuts you off from an ocean view if you were to sit in there and it makes the living room really small and the dining table too big for the space left. The walled off space would make a little sense if there was a daybed or Murphy bed or some sort of semi private sleeping space. We only had 2 people so it was OK. More than 2 would feel very cramped. During our stay, the unit below decided it was a good idea to sand their kitchen cabinets out on the Lanai which created un breathable, dust covered living for our unit. I spoke to them and they immediately stopped and the property management had someone out first thing in the morning to reclean the unit. Note: If traveling after Dec. 21st (according to full time residents) the pool gets zero sun on it until about the end of February. )

Amazing location - can walk to everything. A bit noisy during the day but we didn't mind. Fun people watching. Amazing view off balcony. No air conditioning, but fans worked fine. Fabulous view from the third floor, clean, nicely laid out. It really helped having the second bathroom. The Kona Ali’i is a perfect location, right in the heart of Kailua Kona, and 50 yards from the ocean. Marvelous spots for breakfast, lunch and dinner within a five minute walk. We enjoyed all meals that we prepared from the lanai, watching fellow visitors, the ocean, the sunset.... Make sure you go around the corner to Gecko Girlz, for the best Hawaiian Shave Ice ever! A daily routine for us!

Location can’t be beat!

Great location for walking to beach or restaurants. View is fantastic. Located on busy street so be mindful if you’re sensitive to noise. The pound of the surf was music to my ears. My husband and I brought two teenagers who used the couch and an air mattress. Having two bathrooms made all the difference. Not much privacy (bedroom door doesn’t seal off room). Worked great for one week. Kitchen had everything we needed. Had to buy a few things (cookie sheets) but not a big deal. Overall, loved this place for the price and location!

Kona Alii, for us, is the perfect location as you can walk everywhere. We love watching the spinner dolphins most days right in front of you. We have also seen whales. Listening to the waves at night lulls you to sleep. This unit is arranged differently than any others and takes a bit to get used to. The biggest downside with unit 304 is the kitchen. Because of the placement of the refrigerator you loose counter space and makes, what there is, difficult for 2 people to work or be in the kitchen at the same time. It would be helpful to move the refrigerator bk on side wall and add a bit more counter space. We especially like working with Nick at Boundless. If you have any questions or problems with the unit they are right there to answer questions or fix any issues you may have.

Our month in Kona

Overall, we had a great month in Kona. Our condo was quite comfortable, with a good view, even if partially blocked by the palm trees. Not much to complain about. The street noise from Alii Drive is loud. This condo has no cooking supplies. Not even salt & pepper. We did buy those and leave them there. The front bathroom is very nice. One of the largest we've seen in the Kona Alii condos. We enjoyed the closeness of restaurants around the area. Love Lava Java. Also Humpys, Bongo Bens, Huggos and Bubba Gumps are near by and good.

We enjoyed our stay in this suite. Everything in town is walking distance or short drive as you prefer. View is spectacular, seeing whales out the window every day and watching people and the world go by. The finishes, accessories, and appliances were basic but good, bed nice, some items showing signs of needing repair but not unexpected for a suite being rented full time. Only thing lacking we noticed was a bucket/mop or such for cleaning floor as its all tile (vacuum provided). You are able to BBQ in the pool area, but BBQ is basic and in need of maintenance which is condo building manager responsibility, not your host/property manager, so plan accordingly for cooking just in case its out of propane or needs repair for a couple days. Very safe area to our eyes and experience but some homeless and drug use in area so be aware as with any other place in a town. Great experience overall, and Boundless looked after us very well.

Not knowing for certain what to expect, we were pleasantly surprised when we walked into the unit. Everything was clean and up to date and the location was perfect for us! The parking was a little confusing the first night in the dark but turned out to be very convenient and we enjoyed the security measures to the whole building. The view was very welcoming and we loved the sound of the ocean all night. It was warm in the unit without an A/C but I welcomed it a bit more than my other half. I would most definitely recommend this unit to others and would happily rent again!

Cute place and great location i Kallua Kona

This little condo was a great place to spend a week. A great view of the ocean, boats coming and going, dolphins and people watching from the patio. The condo was clean and well equipped and comfortable for two. We loved the location which is right in the middle of things in this town. It was easy to get out and walk to coffee, dinner or happy hour. The pool area is very nice and theres a BBQ. Note that it is great to have your own parking space and also the security situation is very good. I would recommend staying here.

First Family Trip to Hawaii

A first for having our Children and Grandchildren on a trip together and Kona was the perfect place. Most everything we needed was within walking distance. The room was great. Perfect view of the ocean and being able to see fish in the water from our Lanai and hearing the sounds of the waves breaking at night was great. Only exception, my Grand Daughter did not like the swinging doors on the bathroom (teen thing). No problems with reservation process at all. They were more than helpful. Wonderful family stay.

Kona's Best View

It was great. We love Kona Alii view and location and unit 304 met all our needs. Prince Properties is a very professional management agency we have used several times. The only hitch was the starter package of coffee was unground beans and we couldn't find the grinder. We survived that one.

A Great Place to Stay

Everything was great except for all the construction noise that started very early and ended around 5 or 6. Once everything is finished it should be a great place to stay and we will probably be back and stay longer.
