Extenuating Circumstances Policy
Cancellation Policy
If Cancellation notice is received more than forty five days (46+) prior to the check-in date, a cancellation fee equal to 10% of the Reservation Grand Total will be forfeited and the balance will be refunded. If Cancellation notice is received between 45-31 days prior to the check-in date, a cancellation fee equal to 50% of the Reservation Grand Total will be forfeited and the balance will be refunded. If Cancellation notice is received within 30 days (0-30) of the check-in date, the full booking amount of rent and taxes will be forfeited.  The Security Deposit and any pre-collected cleaning fees will be refunded. As courtesy to our Guest, if Agent is able to rebook any portion of the canceled reservation, Guest will be refunded to the extent that Agent is able to re-book the Property.  Refunds will be issued within 7 days from receipt of written cancellation to the payment method used in the initial deposit. Credit card fees and travel insurance are non-refundable

Happy holiday by the beach

House was just perfect for our multi- generational family holiday. Everyone had their own space for private time, communal areas were also very well planned with high spec equipment, even had a kettle which, for us, being English is essential for our regular pots of tea. The pool was great, perfect size and depth, we also all enjoyed the beach which was only 5 mins walk and all the beach toys and boards were well used. Would definitely recommend this home , thank you to all of you involved in the presentation, upkeep and management of Lanikai Breeze, a wonderful place with amazing energy. Perfect fit for our family gathering

The property was a perfect fit for our family gathering in Oahu. It's located just 1 block from the beach access point so getting to Lanikai beach was a total breeze. The outdoor showers (with hot water nonetheless!) made it easy to get clean to avoid tracking in all the sand and muck back into the beautiful house. All the bedrooms were tastefully done and the house is stocked with all amenities you could ever need (e.g. ninja blender and even a rice cooker). The property owners really put their time into the making sure all the finishing touches were just right so that you can really settle into the place like a true vacation home. There were even a few cold Kona brewing company beers in the fridge waiting for us on arrival (in addition to bags of coffee, Keurig pods, etc). They also supply plenty of beach amenities too with towels, straw mats, umbrellas, chairs, etc. The on-site pool is great for a quick dip though with such an amazing beach so close by, it didn’t get too much use. A few things not immediately apparent from the photos/listing: - property has a gas grill for use - king sized beds are located in the master bedroom and one of the “Jack and Jill” guest bedrooms (photo 12/27) - dining table seats 8 comfortably (photos are staged so only 2 chairs are shown along the long end, but the table is sized for 3 and there were 5 chairs and 1 long bench around the table on arrival) - bed in the guest cottage is located on the opposite wall so that the sliding doors to the courtyard (as pictured behind the beds) are accessible - lawn furniture was relocated under the covered lanai rather than as depicted in the photos during our stay - tons of beach goodies including a trolly cart to roll all of it to the beach is located in the garage… however, all the stuff took up 1 parking spot - power lines look like they were photoshopped out of the exterior photos (e.g. photo 4/27) Pros: - beautiful space / modern appliances in immaculate condition (though the property does come with an extensive list of reasonable requests to keep it it tip top shape) - excellent amenities - prime location to Lanikai beach / Kailua town - property managers immediately available and responsive to issues (one of the electronic door locks malfunctioned during our stay - it was fixed within a few hours) Cons (have to really dig to come up with any…) - no AC in the main living room space (though one of the main draws is having the big sliding doors open to the courtyard so it didn’t really affect us especially since the ceiling fans were so great at cooling) - indoor garage space limited (build for 3 tiny cars, but with all the beach equipment and the layout of the driveway, we only ended up parking only 1 of our 3 cars indoors since there is ample driveway parking) - Pali highway to Waikiki/Honolulu still with intermittent closures (as of March 2019) so need to add in additional travel time to the city depending on when you are going - they need a new non-stick pan to round out the cookware

Wonderful Ten Days at Lanikai Breeze

Our group of seven loved our time at Lanikai Breeze. The house was fully equipped, comfortable and in excellent condition. We especially loved that the doors in the main room opened up the entire length, bringing the outside in. The kitchen was spacious and had everything we needed. The beds were very comfortable with great bedding and mattresses. The room layout gave everyone privacy and also room for family jigsaw puzzles, meals and games.

This home was perfect! Brand new everything, very modern with a flare of Hawaii. The pool and great room is where we spent most of the time. I especially loved that all the bedrooms had AC. Lanikai Beach is just a 1-2 minute walk down the street. We are definitely coming back and I would highly recommend this home!

Location, location!

This property has such a comfortable layout - not too big, yet enough space for everyone to enjoy being on vacation together. The location was the biggest plus for me! Loved being able to walk a minute to Lanikai Beach and enjoy morning walks along the sand. It is a short 5 minute drive to Kailua Town where there are tons of shops, eateries, grocery stores and more. Very clean and you can tell everything is brand new. I highly recommend this home to stay at the next time you travel to Oahu!
